The New Park Atrium

Park Atrium office building – with its remarkable 17-year history and iconic architecture – welcomes 2021 with a new identity, rearranged and optimized functionalities, and fresh interior design ideas for its ground floor lobby, main reception, conference center and community garden. As part of the building’s rejuvenation a new café facing City Park (Városliget) will also be brought to life within the building.

The Landlord – a property fund based in Luxemburg and managed by REInvest Asset Management S.A. – saw an opportunity in 2020 to plan and launch an upgrade inside and outside the building, complete with the introduction of new features and services. DVM group was entrusted with the complex design & build task, as the engineering company’s extensive knowledge of the technical specifications within the building combined with their aptness towards sustainability and design made them the perfect match for REInvest to bring new life into this landmark building.

Dominik Ewerz, Senior Asset Manager at REInvest, responsible for Budapest, talked about the undertaking: “We have been managing Park Atrium with the Horizon Development PM team for three consecutive years now. Being able to observe how tenants interact with the space gave us invaluable insight into possible ways of improving the common areas. Our selected design company, DVM group proposed the use of natural materials and finishes; incorporating warmer colors into the currently rather clean and pure metallic tones; bringing more life into the lobby via diverse biophilia; ensuring better flow of horizontal movement within the space by relocating some functions; and installing more welcoming furnishing that creates an opportunity for social interaction.

Major technical upgrades, including the recent replacement of the cooling system, also contribute to the building’s renewal and increased comfort and sustainability level in a less visible, yet crucially important way. We anticipate 2021 to be a brighter year in terms of companies slowly increasing their physical presence in their headquarters, and Park Atrium catering to their changed workspace needs. Our new café with views of City Park, the internal garden with sports and leisure opportunities, and the multifunctional ground floor conference center are all new elements in the Park Atrium offer.”

The re-development is not only benefiting current users but also potential tenants looking at establishing their new headquarters or subsidiaries in Park Atrium. “Continuous property improvements and modernizations form an integral part of our asset management approach, also constituting an important element in our caring tenant relation agenda” highlighted Thomas Merkes, Head of Asset Management at REInvest.

As Kata Mazsaroff Leasing Director at Horizon Development – responsible for letting the property – pointed out: “With the objective of providing top-quality office buildings that are in line with the latest trends in terms of health and safety, aesthetics and functionality, this year will bring about significant technical and fit-out changes in Park Atrium, making the vibe of the property refreshed and even more welcoming and sustainable.”

Originally constructed in 2004 Park Atrium is as much a landmark multitenant office building as an iconic contemporary piece of art in Budapest, just across the street from Heroes’ Square, Kunsthalle, and the Museum of Fine Arts, on Dózsa György út. 8 floors within its four blocks offer 23,400 square meters of gross leasable space for both office and retail use, with great views of City Park and the Liget Budapest Project. The ongoing rejuvenation of the ground floor interiors is planned to be completed by the end of Q1 2021.
