Four Points by Sheraton Hotel
A nearly 200-room international hotel concept in downtown Budapest. Green roofs, panoramic terraces, an internal courtyard and contemporary architectural solutions at the intersection of Üllői Road and Markusovszky Square.
The concept for the planned Four Points by Sheraton hotel at 27 Üllői Road in Budapest’s District IX proposes the reinterpretation of a prominent downtown gap site. The aim of the project is to create a nearly 200-room urban hotel that meets international standards, while integrating organically into the surrounding urban fabric and offering a high-quality guest experience in one of Budapest’s most dynamically developing districts.
Located close to Kálvin Square and the Corvin Quarter, the site benefits from excellent transport connections, while allowing for free façade articulation on three sides. The fundamental design concept was to create a contemporary hotel that makes use of the opportunities offered by its dense urban setting, opening towards the surrounding public spaces and establishing an active relationship with them.
The hotel’s communal functions are located on the ground floor, including the lobby, reception, bar, restaurant, conference areas and associated service spaces. The main entrance is organised towards the urban square forming along Köztelek Street, providing a representative arrival point for guests. The noise impact of Üllői Road’s heavy traffic is mitigated through arcades and transitional public spaces, creating a more protected relationship between the building and its urban surroundings.
A total of 191 guest rooms are located on the upper levels of the hotel, arranged in accordance with the requirements of the Marriott Four Points brand. The building’s massing is based on its integration with the surrounding built environment: through the gradual setback of the upper floors, terraces and green roofs are created, while the overall volume gains a lighter and more articulated appearance.
One of the defining elements of the concept is the floor plan organised around an internal courtyard. The courtyard, designed as an intensive green roof above the ground floor, provides natural light, a favourable microclimate and pleasant views for the rooms facing the internal façades. Large openings formed within the building volume create visual connections towards the green areas of Markusovszky Square, while also improving sunlight access and natural cross-ventilation within the internal courtyard.
Connected to the façade openings facing the park, a panoramic covered-open roof terrace is created on the third floor, which can function as a bar and communal space for guests. The top floor accommodates fitness and wellness functions, as well as additional roof terraces offering views of the surrounding urban parks and downtown Budapest.
The character of the building is defined by a rhythmic façade system shaped by the varying sizes of the room types. The alternating arrangement creates a playful spatial structure, giving the façades a dynamic appearance through loggias, setbacks and shadow effects. As such, the project not only proposes the creation of a modern urban hotel, but also an architectural solution that establishes an active relationship with the surrounding public spaces, parks and historic urban fabric.
